Why is my card charged if the owner didn't accept my booking?
Roomlender.com requests a credit card authorization when a booking is made. If a property owner accepts the booking we process the card. The booking is not accepted, the authorization expires and the funds are not transferred out of your account.
 
What is your refund/cancellation policy for guests?
 
All bookings are non-refundable 72 hours after they are confirmed. If a host cancels a reservation, the guest will be refunded in full. If a guest cancels a reservation within the 72-hour grace period, they will be charged 10% of the price of the booking. There are no refunds for last-minute bookings made 72 hours or less prior to check-in. All transactions are carried out in dollars (US); small discrepancies in the total amount you are charged may occur in cases when currency is converted.
 
Should we rent if a property has no reviews?
Properties and hosts new to RoomLender.com will not have reviews. However, we do not pay hosts until 24 hours after a confirmed check-in. Before making a booking, you should contact the host by sending them an inquiry.
 
How do I know the host is not a scam?
 
RoomLender.com does not pay property owners until 24 hours after a confirmed check-in. When you book an apartment online, all funds are collected by RoomLender (not the property owner) and we hold them until you arrive and confirm that you have access to the apartment and that all is well. If you find that upon arrival at a property it is a scam, you will be fully refunded and RoomLender.com will find you alternate accommodations. Please contact us immediately if this occurs.
 
 
What should I do if I sent an inquiry but did not receive a reply?
You should send inquiries to all hosts who have properties in your price range in the area you are interested in. Some users are more active than others, so the more hosts you contact the better your options are. RoomLender.com also encourages you to view the back-up properties (link to FAQ) available in the area where you are looking.
 
What is a back-up property?
 
A back-up property is a listing in the area where the guest desires to rent a property that is available at the same time as the guest is traveling. Upon making a booking request, a guest will be offered back-up properties in case the host does not respond to their inquiry. Back-up properties can be booked instantly.
 
 
 
Can I find a list of properties that can be booked online immediately?
Most of are listings are delayed booking. This means that you’ll have to send inquiries to property owners in order to check for availability.
 
How long does it take to get a confirmation that my booking was accepted or rejected?
RoomLender.com gives property owners 36 hours to either accept or reject a booking. If you don’t get an answer within 36 hours, your booking will expire.
 
 
What is the fee that RoomLender charges for bookings?
We charge an average of 8% of the price of the booking on top of the total amount due. This fee reflects a service charge, a credit card processing charge, and, if applicable, fees related to converting currency.
 
Are all of the properties listed available?
 
While we encourage property owners to keep their calendars updated, we know that some of them do not. For this reason, we encourage guests to send inquiries to all hosts with available properties in the area where they are looking to stay. By sending out as many inquiries as possible, you are ensuring that you will be able to secure a rental.
 
What if a host asks me for a security deposit?
 
RoomLender.com does not handle the exchange of security deposits. If a hosts requests one upon confirming a booking with you, we recommend you see the property before paying it.
