How does instant online booking work?
The guest can book online instantly and secure the booking with a credit card. Both, host and guest will receive a confirmation from RoomLender right away and the property’s occupancy period will be automatically blocked on your calendar. This option works ONLY with hosts who keep updated their occupancy calendar to avoid problems arising from overlapping bookings. However, if for any reason hosts are unable to keep their calendars updated, they can always switch to Room Lender’s Delayed Booking program.

How does delayed online booking work?
Guests can make online reservations using their credit cards. But instead of a confirmation message both guests and hosts will receive a notification letting them know that the reservation needs to be confirmed by the host within 36 hours after the reservation has been made.  The host has to confirm or reject the reservation within 36 hours, based on the property’s availability for the reserved period. If the host was unable to respond, after 36 hours the reservation expires and becomes invalid; both the guest and the host receive a reservation expiration notice, and the booking fee is automatically refunded to the visitor.

Does RoomLender.com charge the host an online booking fee?
Yes, RoomLender.com charges a flat 5% booking fee that recaptures the credit card transaction fee (approx. 3%); the rest covers RoomLender's administrative costs such as: charge-backs, disputes, accounting, mailing and communications, online and telephone support, and much more.  To absorb this booking fee RoomLender.com provides an optional automated (+5%) booking fee adjustor that you can apply to each of your listings on RoomLender.com.

Does RoomLender.com charge the host a commission?
  • RoomLender.com does not charge a booking commission but Host is charged a fee to recapture credit card processing costs & an admin fees  that totals to  5% of the transaction.
How does RoomLender.com make money?
RoomLender.com charges guests a small commission for each booking. While this percentage does not make your rates become less competitive, it helps us effectively promote your rental properties, expand your visibility, and bring you more business. We further invest in developing more features on our website to attract more visitors and convert them into your paying guests. We try to cover all these costs only by earning you more bookings. If you don’t make money, we don’t make money either, and we believe this is a fair trade.

Circumventing Roomlender by asking the GUESTS to contact you direct may lead to a premanent removed of your property from our site.
 
How does a host get paid?
RoomLender immediately charges in full every booking. Our refund policy is strict. You get paid for every completed transaction, unless you reject the booking or let it expire. Your money is sent to you by check, PayPal, or bank transfer. If there are fees associated with your choice of payment method (such as bank transfer and currency conversion fees, or PayPal transaction fees for non-members) those are deducted from your payment.

When does a host get paid?
For the peace of mind and confidence of your guests, we need to create a safe environment for everyone. Unconfirmed hosts get paid for bookings made on roomlender.com as soon as their guest has checked in. RoomLender sends the money to our confirmed hosts in about 3 to 4 business days after the booking payment has been processed.

What is an "unconfirmed" host?
An unconfirmed host has no booking history on RoomLender.com.

How does a host become "confirmed"?
Hosts qualify to become confirmed on RoomLender based on their merit. Here are a few common sense merit criteria pointers:
  • Host has at least one guest who booked through RoomLender.com. That booking must be consumed as a stay at that location (confirmed check-in - check-out, no complains, no problems, no deceptive listing or description). 
  • Host has no expired bookings. RoomLender expects prompt responses to inquiries and pending bookings. It is a matter of basic courtesy to communicate with a paying client, instead of ignoring them. An expired booking attempt generates an unhappy guest who in most cases becomes a lost client for everyone on RoomLender, who would never return to roomlender.com. Therefore RoomLender.com shows little tolerance for hosts who consistently let their bookings expire.
  • Host has no unjustified booking rejections. Rejections will be considered justified by RoomLender on a case-by-case basis. Each rejection generates an unhappy guest who in most cases becomes a lost client for everyone on RoomLender.com, therefore we expect responsible rejections based on well funded reasons.
  • Host keeps their availability calendar updated. Overlapping online bookings on roomlender.com are commonly caused by unattended availability calendars and in most cases result in booking rejections. It is in the best interest of the host to stay active and keep their availability calendar up-to-date.
  • Host has minimal complaints or negative reviews from guests on RoomLender.com or anywhere else.
  • Host has good financial status with RoomLender and their guests. We expect fairness, civility, and goodfaithboth from hosts and their guests. RoomLender will attempt to mediate cases of financial disputes, and the hosts’ cooperation is expected.
  • Host has a good collaborative history with RoomLender, shows willingness to cooperate, and responds to communications in a timely fashion.
  • Any fraudulent activity, deceptive advertising, disregard, or attempts to circumvent RoomLender's rules and policies will disqualify a host from ever becoming confirmed. Such situations lead to an irrevocable listing removal, and in worst cases, a report of the fraud to the local authorities. No exceptions.

What is cloning?

When you choose to clone a property, it means that you are simply making a duplicate listing. So if you have two properties that are identical, for example, two units in a single building, instead of making a whole new listing for each property, you can just clone the property and the listing is created and posted automatically.
